A mid-rise hotel block fills a tight triangular site at the confluence of a historic canal and multiple arterial roads in the heart of South Beach. The Marriott Residence Inn is dense infill urbanism that was more common in South Beach’s earliest days and is only beginning to be used again as architecture moves toward embracing true urbanity over the automobile. The new building concept is a straight and simple hotel volume with retail space at the ground level opening toward the West Avenue Bridge and 17th street to the south. Hotel amenities line the canal, with a ground floor restaurant and rooftop pool. The restrained hotel building is set back from 17th street to highlight the neighboring Mediterranean Revival hotel on the corner of Alton and 17th St. On the other side, the façade waits for the extension of West Avenue North, where a new bridge will clip the end of the triangle and create a canal-front plaza, giving the hotel an entirely new frontage. The Marriott Residence Inn was designed to fit with the other projects in planning or construction phases in its immediate vicinity. To the east, the Mediterranean Revival building is becoming a youth hostel. To the south, a gas station and parking lot have been demolished to make way for more mixed-use infill urbanism of similar density, and to the northeast, a former Boston Market is being replaced by yet another canal-fronting hotel.
