Project Summary
Chateau Beach introduces a new, more open and pedestrian-friendly model of a residential skyscraper to the City of Sunny Isles Beach, where cars traditionally are king.
The first and only public park directly on the ocean in the city of Sunny Isles Beach is Gilbert David Simpson Park. To the north of the park, the Chateau Beach Residences was the first building designed to primarily face the park, then the ocean and bay, giving it panoramic views where other towers might be blockaded by that guy next door. While most, although not all, units at Chateau Beach come with ocean views, every unit in the building has water and park views. Sinuously curving balconies reflect ocean waves and bring attention to the park-facing façade.
The urban form of Sunny Isles Beach is completely devoted to the automobile, with the ocean on one side of a continuous row of condominium towers and a six-lane, high-speed arterial (Collins Avenue) on the other. Chateau Beach attempts to break that pattern by being the first building to orient itself around the park. Located at Collins Avenue and 174th Street—the main north/south and east/west arterials of the town, lined with residential towers—Simpson Park is a ‘village green’ from which locals and visitors are encouraged to walk to the beach, nearby restaurants, and retail areas. While other new towers remain fortresses of exclusivity along the ocean, Chateau will hopefully start a trend toward embracing walkable, city amenities, like Simpson Park.
